The Brief

A tired Victorian bathroom in Dulwich Village that had been patched up over the years rather than properly renovated. The owners wanted a modern, calmer room with a generous walk-in shower instead of the existing bath, a floating vanity to make the small space feel bigger, and full-height tiling to lift the whole room. They also wanted everything that lives behind the wall, pipework, valves, electrics, replaced and signed off so they wouldn't have to think about it again for twenty years.

What We Did

  • Survey and design: Measured the room, mapped the existing soil pipe and waste runs, and worked with the homeowners on the layout. The new layout kept the WC in the original position (cheaper than moving the soil) but shifted the basin and shower for a better feel.
  • Full strip-out: Old suite, tiles, ceiling and floor coverings out in two days. We took the room back to the brick and joists so we could see exactly what we were working with.
  • Made good underlying issues: A small slow leak under the old bath had rotted one floor joist. Replaced and treated. Old galvanised pipework on the cold feed swapped out for copper.
  • Plumbing and electrical first fix: All new copper pipework to the new layout. New shower valve body buried in the wall. Electrical first fix for the heated towel rail, the LED mirror, and the extractor fan upgrade. All certified.
  • Wall and floor preparation: Plywood the floor for the porcelain tiles, tank the shower walls and floor with two coats of waterproofing, prime everything ready for tile.
  • Tiling: Full-height large-format porcelain on every wall. Same tile on the floor for a continuous look. Anti-slip rated where it matters in the shower.
  • Second fix: Wall-hung WC with concealed cistern, wall-mounted basin on a floating vanity unit, walk-in shower screen with chrome trim, brushed-chrome heated towel rail, LED mirror, downlights with dimmer.
  • Snagging and handover: Final clean, silicone bead, snagging walk-through with the owners. Installation manuals, warranty paperwork, and aftercare instructions handed over.

The Result

A modern, calm bathroom that feels significantly bigger than the floor area suggests. The walk-in shower opened the space up; the floating vanity adds storage without dominating the floor; the full-height tiling carries the eye to the ceiling. The new pipework, waterproofing and electrical work are all certified and warrantied. The owners have a single number to call if anything ever needs adjustment.
