Charles did a great job with our boiler. He was very thorough and knowledgeable about his craft. The service was prompt. Couldn’t have asked for anything better.
Owner-led plumbing, heating and property care across South East London
Plumbed LTD is a London-based property maintenance company built on hands-on experience. Our journey started the right way: through apprenticeships and years of working across plumbing, heating, drainage, electrical, and full property maintenance. The business was founded to raise the standard. No shortcuts, no rushed jobs, no poor communication. Just honest, reliable work done properly.
We work closely with local homeowners, landlords and businesses, building long-term relationships through trust and consistency. A large part of our work comes from repeat customers and word-of-mouth across Dulwich, Peckham, Herne Hill and the wider South East London area, which we take real pride in.
What sets Plumbed apart is simple: we turn up when we say we will, we communicate clearly, and we deliver high-quality work that lasts. No hidden costs, no unnecessary upselling, no mess left behind. We treat every property with respect and every job like it matters.
We are fully hands-on in everything we do, ensuring every job meets our standards from start to finish. As we grow, we are building a trusted team that shares the same values: quality workmanship, reliability, and attention to detail. Plumbed is not just another plumbing service. It is a complete property maintenance solution and the one people come back to.
We work across South East London including East Dulwich, West Dulwich, Dulwich Village, Herne Hill, Peckham, Forest Hill, Sydenham, Brockley, Lewisham, Camberwell, Brixton, Greenwich and the surrounding areas. If you are unsure whether your address is in our coverage, give us a call on 07528 845748 and we will confirm.
We answer the phone Monday to Friday 07:00 to 18:00, and Saturday and Sunday 07:00 to 10:00. For genuine plumbing emergencies outside those hours, call us and we will do our best to help or point you to who can.
Yes. Free, no-obligation quotes for any job that needs surveying or pricing. For straightforward repairs we quote on the phone where we can. For larger work like bathroom renovations or boiler installations we visit, survey, and come back with a clear written quote.
We aim to respond to plumbing emergencies the same day, often within a few hours for leaks and burst pipes. For booked work like a bathroom renovation or boiler install we agree a date in advance and we turn up on that date.
Yes. Every plumber, heating engineer and electrician on our team is fully qualified, experienced and insured. You are covered for the work we carry out, and we provide the relevant certificates on completion.
Pricing is transparent. We will explain any call-out charge before we attend, and in many cases the call-out is included in the cost of the repair when you go ahead. No surprises on the invoice.
We accept bank transfer, card payments and cash. Payment is usually due on completion of the work. For larger projects like full bathroom renovations we are happy to discuss staged payments.
Most new boiler installations are between £1,800 and £3,000 depending on the boiler chosen and any pipework or controls upgrades that come with it. We quote in writing after a full survey so you know exactly what is included.
It depends on your property, the number of radiators, the bathrooms, and your hot water demand. We carry out a full survey before recommending a boiler so you don't end up oversized (wasting money) or undersized (struggling on the cold mornings).
Most boiler installations are completed within one to two days. Where pipework upgrades or full system changes are involved it can run a little longer. We give you a clear timeline as part of the quote.
A combi heats water on demand from one unit, no tank required. A system boiler uses a hot water cylinder but most components are inside the boiler. A regular (heat-only) boiler uses both a cylinder and a cold water tank. We will recommend the right type based on your home and water use.
Modern boilers carry warranties between 5 and 12 years depending on manufacturer and model. We register the warranty on your behalf so you don't have to chase the paperwork.
Usually yes, especially if your existing boiler is older. Modern boilers run at around 95 to 98 percent efficiency. Combined with smart controls or weather compensation, savings can be meaningful over a year.
We aim to respond the same day for leaks, burst pipes and other urgent issues. Call us on 07528 845748 and we will give you a realistic arrival window straight away.
Everything from small repairs like leaking taps and blocked sinks to full bathroom installs, pipework upgrades, hot water cylinders and pressure issues. If it involves water moving through a building, we can help.
Common signs are a sudden jump in your water bill, damp patches that keep growing, mould around skirting, low water pressure, or the sound of running water when nothing is on. If you spot any of these, get us out for a look before damage spreads.
Yes. We diagnose the cause first (blockage, stop tap, mains supply, internal leak, scale build-up) and then recommend the most cost-effective fix. Sometimes it's a 10-minute job, sometimes it needs more work, we tell you straight.
Yes. We stand behind every repair and installation. If something we have fitted gives trouble, we come back and put it right.
Our general plumbing rate is £90 per hour plus VAT. Many call-outs are included in the cost of the repair when you go ahead, and we always discuss expected cost before starting.
Yes. We manage the full project from strip-out to handover, including plumbing, tiling, electrics and second fix. One team, one quote, one timeline.
Yes. We can help with layout, fixture selection and finishes to suit your space and budget. If you already have a design, we are happy to fit that instead.
Most bathrooms take one to two weeks depending on size, complexity, and whether tiling is full-height. We give you a clear day-by-day plan with the quote.
Most full bathroom projects run between £5,000 and £15,000 plus VAT depending on the suite, tiling, and underlying plumbing. We provide an itemised quote so you can see exactly where the money goes.
No. We coordinate all trades, including qualified electricians and tilers, so the whole project runs through us. You only need to make decisions, not chase contractors.
Absolutely. South East London has plenty of small Victorian bathrooms and awkward layouts. We design solutions that work in tight spaces and still deliver a great finish.
Yes. Most domestic blockages are cleared on the same visit using professional jetting and rodding equipment. We carry it on the van so we don't need a second trip for tools.
Common causes are grease build-up from kitchen sinks, wipes flushed where they shouldn't be, hair, food waste, and tree root intrusion in older clay pipework. We identify the cause so it doesn't keep happening.
Yes. We carry out CCTV drain surveys to locate blockages, damage, or structural issues. You get a report with the exact location and recommended next steps.
Yes, especially for landlords and managing agents. Planned maintenance keeps drains clear and avoids the more expensive emergency call-outs.
Yes. We repair or replace damaged pipework, including issues caused by cracks, collapses, or root intrusion. We will explain the options and cost before any work starts.
Avoid pouring grease and oil down the sink, never flush wipes (even ones labelled flushable), and consider an annual maintenance check if your line is older or you have had repeat issues.
We use acoustic listening equipment, thermal imaging cameras, and pressure testing to locate leaks accurately, with as little damage to the property as possible.
In most cases we can locate the leak with little or no disruption. If access is needed, we keep it as small and controlled as we can.
Yes. Once located we can carry out the repair the same visit where possible, or quote it for you to pass on to your insurer.
Yes. We provide detailed leak detection reports including imagery and pressure-test data that loss adjusters accept for buildings insurance claims.
Most visits are completed in a few hours, depending on the complexity of the property and how accessible the pipework is.
Our rate for leak detection is £90 per hour plus VAT. The early call is the cheaper call: catching a hidden leak early often avoids thousands in damage.
An Electrical Installation Condition Report is a safety inspection of your electrical system. It confirms whether the installation meets current regulations and is safe to use.
Landlords are legally required to have a valid EICR every 5 years. Homeowners are also strongly advised to have regular inspections, especially when buying or selling a property.
Most EICRs take between 2 and 4 hours depending on the size of the property and the condition of the installation.
If issues are found, we explain what needs to be fixed in plain English and we can carry out the remedial work to bring the installation up to standard.
Yes. We provide all relevant certification for completed electrical work, giving you full documentation for compliance, insurance and peace of mind.
Yes. All electrical work is carried out by qualified, certified electricians. You get the same standards on the wiring as you do on the plumbing.
